Closed ended fund set up by Carnegie acquires Tevlingveien 23 at Alnabru/Trosterud

Tevlingveien 23 is a modern multi-tenant office building with two retail units located on the two first floors, Bohus and Jysk, respectively. The property is centrally located at Alnabru/Trosterud alongside highway E6 with excellent exposure to passing traffic. In addition, great public infrastructure in the area further integrates the property well with the rest of Oslo and Lillestrøm, the eastern suburb of Oslo. The airport express bus departs every 20 minutes, right outside the property.

The current building area totals ~ 20 600 sq.m split over 11 floors (including the underground floor). Approximately 9 800 sq.m. relate to office space and ~7 800 sq.m. to retail space. The remaining area is split between the parking garage and storage space, of which the majority relates to the parking. There are currently ~3 400 sq.m. office space vacant, which represents further income potential.

Akershus Eiendom acted as the sell-side advisor for Njord Real Estate, while Arntzen de Besche acted as legal advisors. Carnegie appointed Wikborg Rein as the buy-side legal advisor.
